What We Know About This Town.
Town of Babylon covers the villages of Babylon Village, Amityville, Lindenhurst, and hamlets Copiague, Deer Park, North Babylon, West Babylon, East Farmingdale, Wheatley Heights, and parts of Wyandanch. Around 213,000 residents.
Babylon has substantial sewer coverage in the denser southern villages (Lindenhurst, Amityville) and north along the Deer Park/Wyandanch LIRR corridor. But plenty of homes are still on private disposal, especially in the older 1940s-50s Levitt-era neighborhoods, waterfront on the Great South Bay, and larger-lot sections of Deer Park and North Babylon.
Water Table Changes the Math.
Southern Babylon sits near sea level. The water table is shallow.
- South of Sunrise Highway (Lindenhurst, Amityville, Copiague, Babylon Village south): Water table 3-5 feet in many spots. Tanks must be anchored with ballast or deadman systems to prevent floating. Excavation sometimes requires dewatering pumps.
- North of Sunrise (North Babylon, West Babylon, Deer Park): Water table deeper. Standard installs possible.
- Waterfront (Babylon Village south, Amityville waterfront): Tight setbacks from canals, bay. I/A often required.
- Sandy loam throughout: Percolation generally good.

- Town of Babylon road-opening permit required if work crosses town shoulders or if tank placement needs driveway access modification
- Village permits: Babylon Village, Amityville, and Lindenhurst each have separate village zoning review
- DEC involvement: Waterfront jobs on the bay or canals sometimes trigger NYS DEC review on top of SCDHS

Most of southern Babylon falls inside SCSIP sensitive zones because of proximity to the Great South Bay, canals, and shallow groundwater. Enhanced $30,000 grant is common here.
Northern Babylon (Deer Park, Wyandanch, East Farmingdale) generally qualifies for the $20,000 base.
